Loan Type

Who Is This Loan For?

How This Loan Can Be Used

What You Need to Know

Fixed-Rate Mortgages

Homebuyers and homeowners who want predictable monthly principal and interest payments throughout the life of the loan.

Purchasing a primary residence, vacation home, hunting property, or refinancing an existing mortgage.

The interest rate remains fixed for the entire loan term, typically 15 to 30 years. This provides payment stability and makes budgeting easier over the long term.

Adjustable-Rate Mortgages (ARMs)

Borrowers who may benefit from a lower initial interest rate or who expect to sell or refinance before the rate adjustment period begins.

Purchasing or refinancing a home when flexibility is more important than a fixed interest rate.

The interest rate is fixed for an initial period and then adjusts periodically based on market conditions. Monthly payments may increase or decrease over time as rates change.

Balloon Mortgages

Borrowers seeking shorter-term financing with predictable monthly payments and faster closing times.

Purchasing or refinancing a home when a borrower expects to sell, refinance, or pay off the remaining balance within the balloon term.

A balloon mortgage does not fully amortize over the loan term. At the end of the term, typically 5 to 7 years, a large final payment becomes due.

Construction Loans

Individuals building a new home or undertaking a major residential construction project.

Financing the construction of a new home, custom home, cabin, vacation property, or other approved residential building project.

Construction loans are short-term loans used to fund building costs during the construction phase. Once construction is complete, the loan is often converted to or replaced with long-term mortgage financing.

All loans are subject to credit approval and applicable underwriting requirements. Terms, rates, and loan amounts may vary based on borrower qualifications and financing needs.

Mortgage Loan FAQs

What is the difference between a Fixed-Rate Mortgage and an Adjustable-Rate Mortgage?

A Fixed-Rate Mortgage maintains the same interest rate and principal-and-interest payment throughout the life of the loan. An Adjustable-Rate Mortgage begins with a fixed rate for an initial period and then adjusts periodically based on market conditions, which may cause monthly payments to increase or decrease over time.

Is a Fixed Rate Mortgage right for me?

A Fixed-Rate Mortgage may be a good option if you want predictable monthly payments and plan to stay in your home for many years. Because the interest rate remains the same throughout the loan term, fixed-rate mortgages can make budgeting easier and provide long-term payment stability.

How does a Balloon Mortgage work?

A Balloon Mortgage offers regular monthly payments for a set term, typically five to seven years, but does not fully pay off the loan balance during that time. At the end of the term, the remaining balance becomes due in one final balloon payment. Some borrowers choose this option when they expect to sell, refinance, or pay off the loan before the balloon payment is due.

What is a Construction Loan?

A Construction Loan is designed to finance the cost of building a new home. Funds are used throughout the construction process to pay for approved building expenses. Once construction is complete, the loan is often converted to or replaced with long-term mortgage financing.

Can I finance a vacation home, cabin, or hunting property?

Yes. Mortgage financing may be available for a variety of property types, including primary residences, vacation homes, cabins, and hunting properties. Our lending team can discuss your goals and help determine which loan options may be available for your specific situation.
